We work for you and can access lenders across the market. Each lender has its own policies which we keep up to date with and will match you to the most appropriate option for your personal circumstances.

In addition, we have personal contacts within most lenders and can sometimes negotiate an agreement outside of a lender’s standard policy, as an example where a recent change from salaried to equity partner has taken place.

  • Affordability – all lenders regularly change how much can be borrowed as market conditions change. This can mean that the amount offered by one lender versus another can vary significantly. We understand this and can ensure that your mortgage is placed with a lender that will give you the level of borrowing that you are looking for.

  • Price – most headlines focus on interest rates but the relationship between the amount of mortgage, fees, cashback and interest rate can regularly override this.

  • Paperwork - we submit the application on your behalf and deal with as much of the paperwork as possible, chasing the lender regularly and keeping you advised of progress throughout.

  • Market monitoring - between application and completion we will review the rate and let you know if a more appropriate option becomes available. This does not happen automatically if you apply direct to a mortgage company.

  • Protecting your mortgage and property – we can recommend a specific insurance package to meet your needs in the event of the unexpected happening. This includes life cover, critical/serious illness cover, income protection cover, private medical insurance and home and contents cover.

  • Third parties - with your permission we will work alongside third parties such as estate agents, surveyors, accountants and conveyancers to save you both time and hassle.

On average a straightforward application (yes, they do exist apparently!) requires at least 10 hours of work and often more. We would estimate that a mortgage done directly with a Bank or Building Society could take double this time even if nothing goes wrong.
